During the subsequent 1,578 years, there were glimmering rays of light as the submerged TRUTH struggled to break forth—by the providence of God—into this world’s “gross darkness.” Then there came a divine revelation on June 13, 1903 in what is now known as Fields of the Wood.

Though it found a welcome in hungry hearts who would give ear to it, and though thousands have accepted it, the enemy of TRUTH has waged an incessant warfare against it.

This alone is the most convincing proof of its veracity.

The faith of the gospel has been committed solely into the hands of the Church and thus the responsibility for keeping and guarding the faith rests upon the Church’s shoulders.

It is The Church of God’s duty to keep the faith pure and unadulterated and to defend it against all enemies.

One phase of keeping and guarding the faith is the searching out and putting into operation God’s laws for the Church, the full restoration of the New Testament doctrine and governing principles.

These teachings are all based on the Scripture; they were taught and practiced by the early Church; and they have been searched out in these last days by godly men and women not concerned with their own opinions.

However, the Church does not make a “hobby horse” of any one teaching or group of teachings, but accepts the whole Bible rightly divided with the New Testament as the only rule for government and discipline.

These teachings of the Church do not constitute a creed or statement of beliefs, for The Church of God accepts the whole Bible as the inspired Word of God.

All those who become members of the Church assume the following obligation: “Will you sincerely promise in the presence of God and these witnesses that you will accept this Bible as the Word of God—believe and practice its teachings rightly divided—the New Testament as your rule of faith and practice, government and discipline, and walk in the light to the best of your knowledge and ability?” This is a “perpetual covenant that shall not be forgotten.” Regeneration is an act of God performed in the justified heart whereby new, spiritual life is generated.

Man is dead in trespasses and sin through Adam; he must be quickened or regenerated through Christ.

It is a vital part of the plan of salvation by faith.

“Not by works of righteousness which we have done, but according to his mercy he saved us, by the washing of regeneration, and renewing of the Holy Ghost” (Titus 3:5).

Other Scriptures are Matthew 19:28; Ephesians 2:1, 4, 5.

Regeneration is simultaneous with the new birth.

Speaking in tongues as the Spirit gives utterance is the initial, physical evidence of the baptism of the Holy Ghost.

No one ever receives the Holy Ghost without speaking in tongues.

This is separate and distinct from the gift of tongues which is one of the nine gifts of the Spirit.

“And they were all filled with the Holy Ghost, and began to speak with other tongues, as the Spirit gave them utterance” (Acts 2:4).

Also read John 15:26; Acts 10:44-46 and 19:6.

The Lord’s Supper was instituted by Christ and is a sacred ordinance which we are commanded to observe.

The Supper consist of unleavened bread, which represents His body broken on the cross for our sins, and the wine (unfermented grape juice), which represent the blood of Christ shed for our sanctification.

This ordinance is observed in commemoration of Christ and His death.

Only sinless and consecrated Christians are eligible to partake of this Supper.

Read Luke 22:17-20; 1 Corinthians 11:23-33.

Those who die in the Lord and those who are serving Him when He returns will receive a reward of eternal life—eternal happiness in the presence of the Lord.

“And these shall go away into everlasting punishment: but the righteous into life eternal” (Matthew 25:46).

Read Luke 18:30; John 10:28; Romans 6:22; 1 John 5:11-13.

Our life in this present world determines our eternal reward.

The unconverted and the wicked are doomed to eternal punishment, from which there is no escape—no liberation but annihilation.

Divorce and remarriage constitute the sin of adultery.

Matthew 5:32, “But I say unto you, That whosever shall put away his wife, saving for the cause of fornication, causeth her to commit adultery: and whosoever shall marry her that is divorced comitteth adultery.” The only allowable causes for remarriage are fornication and death.

However, fornication is not unfaithfulness or simple adultery, but is a state of being married to another’s wife or husband.

An affirmation to the truth of anything is sufficient.

Christ is coming back to earth again.

First, to resurrect the dead saints and to catch away the living saints to meet Him in the air, where they will attend the marriage supper of the Lamb.

“For the Lord himself shall descend from heaven with a shout, with the voice of the archangel, and with the trump of God: and the dead in Christ shall rise first: Then we which are alive and remain shall be caught up together with them in the clouds, to meet the Lord in the air: and so shall we ever be with the Lord” (1 Thessalonians 4:16, 17).

Read Matthew 24:27, 28; 1 Corinthians 15:51, 52.

Second, to return with the saints to reign on earth a thousand years.

“…And they lived and reigned with Christ a thousand years.

But the rest of the dead lived not again until the thousand years were finished.

This is the first resurrections” (Revelation 20:4, 5).

Read Zechariah 14: 4, 5; Luke 1:32; 1 Thessalonians 4:14; 2 Thessalonians 1:7-10; Jude 14, 15; Revelation 5:10; 19:11-21.

The observance of the Sabbath was a requirement of Jewish law and as such was not carried over into the Grace Dispensation.

Sunday is not the Sabbath but is merely a day set aside to give special attention to the worship of God.

Instead of keeping only the Sabbath day holy, we are required in this dispensation to keep every day holy.

The Jewish Sabbath is a type of Christ, who is our rest, rather than the day.

“Let no man therefore judge you in meat, or in drink, or in respect of an holyday, or of the new moon, or of the sabbath days: Which are a shadow of things to come; but the body is of Christ” (Colossians 2:16, 17).

Read Hosea 2:11; Romans 13:1, 2; 14:5, 6; Hebrews 4:1-11.

Hi Everyone!


I just found out about this great community and wanted to take a second and introduce myself.

My name is Benjamin Ortiz born and raised in Chicago IL and just recently relocated my family and I to Kenosha WI to better care for them out here.

Do to relocating I had to let go of a corporate job working for a logistics company for 9 years.

Since being in Kenosha for the last month I’ve been dreaming up ways on how I can make a good income out here and be available for my family.

Ever since I was young my father taught me how to refinish floors.

I would do that on the side for added income.

Always wanted to be self employed but never did it for a fear of failing and not really knowing how.

Being out here has allowed me to dream again to see if this would be something that would be fitting for me.

I have had friends involved in real estate investing and I had a desire to learn and do it myself but never took the step.

I was recently job searching online and somehow came across a website called simplewholing.com and they mentioned bigger pockets as one of their top resources so I decided to check it out.

I’m glad I did because it looks to be a good supportive community here that I can glean and grow from.

One thing I don’t want to ever do in my life is to live with “what if’s” in my life.

I’m a rookie to all of this but if you guys would grant me patience to be able to learn and grow from you all so I can be successful at this I would greatly appreciate it.

Hey BP:


I am a beginner real estate investor who owns 1 property in North Eastern IL. 

I'm looking at some other properties in Kenosha WI 53140 53141 53142 53143 53144, which is also close to my area. 

I'm less familiar with that area, but I am getting the general sense that a more desirable location to live is typically east of route 32?  Hoping there are some other local investors that could provide some insights, as some of the properties I am looking at are a few blocks west of that location.

East of Hwy 32 is generally a good area, but some parts are still questionable.

West of 32 may or may not be depending on the area and what you're looking for.

I'd personally stay out of the square formed from Hwy 32 on the Eastside, to 60th Street on the South, 22nd Ave.

on the West end, and 52nd Street on the Northside.

That said, I know of some homes in that area that have been turned into student housing for college students when in session. 


I think it depends on what you are looking for. 

We have 3 properties in Kenosha that are probably "C" neighborhoods. 

They were affordable to buy and cash flow pretty well but the tenants turn over frequently and don't take great care of the properties. 

We use a PM to take care of the day to day and we only get involved with remodels or bigger projects. 

I'm in Chicagoland as well, so pretty easy to run up there to check on things if needed. 

You can even get ABT to deliver appliances there for free. 

We choose to go with more units and cheaper but there are plenty of good properties in better areas but probably double the price per SF.

The section listed earlier north and south 45th-67th street and east of 22nd ave is the area generally considered the “not great part of town” now there is opportunity and even within that zone the main area I personally avoid is 57th-63rd st & 12th-22nd ave ...

usually around the fringes you can be ok depending on the type of property your looking for can be a solid C class rental if managed right.

Thanks for so much detail, this is super helpful!  The three duplexes I was actually looking at were in that square lol. 

I recently got connected with this agent, but unsure as to her familiarity with the area, and I seems to typically only work with retail buyers (kind of shrugged off my "how is this location" question and was anxious to just go show me the properties). 

I'll have to do a little more research and maybe go drive the area a bit more.

My name is Corey Will, and as the posts title says, I am a new guy in the world of real estate. 

I am 27 years old and intend to make the most of all of the time that I have until the day that I retire.

 I have no experience with any kind of investing, but have been through the home buying process before. 

Unfortunately, I have not been able to pick myself back up financially since I moved from Pennsylvania. 

I do, however, intend to do things correctly when I finally have the opportunity to get out of this apartment. 

Which brings me to why I am here. 

I joined biggerpockets to learn about the market, prepare, find tools I can use when I am ready to move on, and possibly network with others who already have experience in this realm.

Hi BP Community, My name is Shyanne and I live in Kenosha County which is sandwiched between Chicago IL and Milwaukee WI.

I have joined BP to connect with other like minded people and also to get started taking action on my Real Estate Investing Business.

Currently I have not done any deals but have done quite a bit of learning online and within networking groups.

My plan is to start Wholesaling homes which then will lead me into fix and flips and for long term passive income, I would like to acquire some rental properties.

I am a quick learner and super passionate about RE, I think I might even change my middle name to Real estate, :).

743303 flipping in kenosha wi

Does anyone have experience flipping homes in the Kenosha/Racine county area?


I am not personally flipping, but a contractor I used to work for is looking at the area.

However, he has always done work in Chicago's north shore, where the homes were all multi-million dollar remodels.

He is struggling to find anything in Wisconsin to meet his numbers, because his preliminary bid process is based on a $200/sq ft pricing that he used on the north shore (and which totally works down there).

But just looking at the homes in my area, and seeing that people ARE making money flipping here, I can't believe that this is an accurate metric for Kenosha.


Do any of you have a range that you have found? Obviously it can range incredibly, so I realize my question might not really be able to be answered.


Nathan, it's odd to see Kenosha pop up on a national forum.

There are less than half a dozen people doing 80% of the flips in Kenosha and Racine.

@Nathan Grubb , @Kevin M Finley is the man! I too do a lot of investing and rehabbing in Kenosha.

I've never really used a range for price per sq/ft for our rehabs.

I know if I'm doing just basic cosmetic updates and nothing major (i.e.

roof, basement, windows, HVAC, electrical, plumbing, etc.) I'm around $30-$50 sq/ft.

But, again that's very a preliminary number that I can use if I haven't even seen the home and I know it's in good shape.

I never use that number to go make an offer. 

There's also a great great Facebook page for Kenosha investors that you can ask this very same question.

It will be hard to get a good contractor to do that without having ownership of the property and if you so find one, that company will probably be too high to make the deal work imho....often people have their PM do it.

Hello, my name is Dana Wirtz.

 I am a stay at home mother of 4, 4 and under.

 My husband, Lucas, and I are just about to sell what I call an unintentional flip.

 We bought it almost 2 years ago for $135,000 (with the intention of living in it forever) and are selling for $199,900.

 We put a ton of sweat equity into it and I have found that I really enjoy the whole process.

 I have been listening to BP podcasts, and reading some of the material, and started thinking more about flip and hold houses.

 I have also been pointed in the direction of lease option houses.

 All this to say we are moving in the direction of real estate investing.

These twenty-nine vital points of New Testament doctrine are some of the prominent teachings of The Church of God.

These teachings are all based on the Scripture; they were taught and practiced by the early Church; and they have been searched out in these last days by godly men and women not concerned with their own opinions.

However, the Church does not make a “hobby horse” of any one teaching or group of teachings, but accepts the whole Bible rightly divided with the New Testament as the only rule for government and discipline.

These teachings of the Church do not constitute a creed or statement of beliefs, for The Church of God accepts the whole Bible as the inspired Word of God.

Justification precedes regeneration.

Regeneration Regeneration is an act of God performed in the justified heart whereby new, spiritual life is generated.

Man is dead in trespasses and sin through Adam; he must be quickened or regenerated through Christ.

It is a vital part of the plan of salvation by faith.

“Not by works of righteousness which we have done, but according to his mercy he saved us, by the washing of regeneration, and renewing of the Holy Ghost” (Titus 3:5).

Other Scriptures are Matthew 19:28; Ephesians 2:1, 4, 5.

Regeneration is simultaneous with the new birth.

Born Again To be born again is to become a new creature in Christ and a child of God.

His new birth is the result of repentance, justification and regeneration.

It is a definite and instantaneous experience wrought in the heart accompanied by a definite inner witness.

There is no other way to enter the kingdom of God.

(However, the new birth does not make one a member of The Church of God.) “Marvel not that I said unto thee, Ye must be born again” (John 3:7).

Read John 3:3-8; 1 Peter 1:23; 1 John 3:9; Romans 8:16; 1 John 3:14.

The new birth is a prerequisite for the experience of sanctification.

Sanctification Subsequent to Justification…Sanctification is the second definite work of grace, an instantaneous work wrought in the regenerated heart by the Holy Ghost with the blood of Christ.

Whereas in regeneration actual transgressions are blotted out, in sanctification the Adamic nature, or inbred sin, is eradicated.

“Wherefore Jesus also, that he might sanctify the people with his own blood, suffered without the gate.

Let us go forth therefore unto him without the camp, bearing his reproach” (Hebrews 13:12, 13).

Read Romans 5:2; 1 Corinthians 1:30; 1 Thessalonians 4:3; 1 John 1:9.

Sanctification restores man to the holy estate of Adam before the fall, gives him the grace to live a life of holiness, and makes him eligible for the indwelling of the Holy Ghost.

Holiness Holiness is the state of being free from sin, a condition made possible by the experience of sanctification.

God requires man to live without sin in this present world and provided the means through the shed blood of Christ.

“For the grace of God that bringeth salvation hath appeared to all men, Teaching us that, denying ungodliness and worldly lusts, we should live soberly, righteously, and godly, in this present world” (Titus 2:11, 12).

“Follow peace with all men, and holiness, without which no man shall see the Lord” (Hebrews 12:14).

Read Luke 1:74, 75; 1 Thessalonians 4:7; Ephesians 4:24; 1 Peter 1:15, 16.

Holiness is a necessity not only for the individual but also for the Church, the body of Christ.

Read Ephesians 1:4; 5:27; 2 Corinthians 7:1; Psalm 93:5.

Baptism with the Holy Ghost When a person is sanctified wholly he is eligible for the indwelling of the Holy Ghost.

This indwelling is a definite and instantaneous experience described in the Scripture by the word “baptism,” and always accompanied by the evidence of speaking in other tongues as the Spirit gives the utterance.

It has no reference to water baptism, regeneration or sanctification.

It is the filling of the temple already made clean by sanctification.

It is not a work of grace but a gift of God in answer to the prayer of Christ.

The baptism of the Holy Ghost is an enduement of power for service.

“But ye shall receive power, after that the Holy Ghost is come upon you: and ye shall be witnesses unto me both in Jerusalem, and in all Judaea, and in Samaria, and unto the uttermost part of the earth” (Acts 1:8).

Read 1 Corinthians 3:16, 17; Luke 24:49; Matthew 3:11.

Speaking in tongues Speaking in tongues as the Spirit gives utterance is the initial, physical evidence of the baptism of the Holy Ghost.

No one ever receives the Holy Ghost without speaking in tongues.

This is separate and distinct from the gift of tongues which is one of the nine gifts of the Spirit.

“And they were all filled with the Holy Ghost, and began to speak with other tongues, as the Spirit gave them utterance” (Acts 2:4).

Also read John 15:26; Acts 10:44-46 and 19:6.

Full restoration of the gifts to the Church The gifts of the Spirit were set in the Church to be operated by the Spirit according to the will of God.

They are manifested through individual members but individuals do not personally possess the gifts.

Therefore, since the gifts are given to the Church and not to individuals, a spiritual gift cannot be taken away by one who leaves the Church.

These gifts were all operating in the Church before it went into the dark ages, and were all restored to the Church when it arose out of darkness.

Fist Corinthians 12:28, “And God hath set some in the church, first apostles, secondarily prophets, thirdly teachers, after that miracles, then gifts of healing helps, governments, diversities of tongues.” Read 1 Corinthians 12:1; 4-11; 14:1.

Signs following believers Miraculous signs and wonders will accompany the work and ministry of true believers.

These signs are recorded In Mark 16:17-20, “And these signs shall follow them that believe; In my name shall they cast out devils; they shall speak with new tongues; They shall take up serpents; and if they drink any deadly thing, it shall not hurt them; they shall lay hands on the sick, and they shall recover.;..And they went forth, and preached everywhere, the Lord working with them, and confirming the word with signs following.

Amen.” Also read Romans 15:18, 19; Hebrews 2:4.

Fruit of the Spirit The Spirit-filled life will manifest the fruit of the Spirit.

Galatians 5:22, 23, “But the fruit of the Spirit is love, joy, peace, longsuffering, gentleness, goodness, faith, Meekness, temperance: against such there is not law.” These virtues cannot be manifested by the flesh or by human nature.

They are divine in origin and must spring from a Spirit-filled heart.

Read Romans 6:22; Ephesians 5:9; Philippians 1:11.

Divine healing Jesus provided for all in the atonement…Christ’s atoning sacrifice on the cross provided not only for the salvation of the souls of men but also for the healing of man’s physical ailments.

Psalm 103:2, 3 “Bless the Lord, O my soul, and forget not all his benefits: Who forgiveth all thine iniquities; who healeth all thy diseases.” Divine healing is healing accomplished by the power of God without the aid of medicine or surgical skills.

This healing virtue is available to all who believe, the same as salvation.

Read also Isaiah 53:4, 5; Matthew 8:17; James 5:14-16; 1 Peter 2:24.

Christ is coming back to earth again.

First, to resurrect the dead saints and to catch away the living saints to meet Him in the air, where they will attend the marriage supper of the Lamb.

“For the Lord himself shall descend from heaven with a shout, with the voice of the archangel, and with the trump of God: and the dead in Christ shall rise first: Then we which are alive and remain shall be caught up together with them in the clouds, to meet the Lord in the air: and so shall we ever be with the Lord” (1 Thessalonians 4:16, 17).

Read Matthew 24:27, 28; 1 Corinthians 15:51, 52.

Second, to return with the saints to reign on earth a thousand years.

“…And they lived and reigned with Christ a thousand years.

But the rest of the dead lived not again until the thousand years were finished.

This is the first resurrections” (Revelation 20:4, 5).

Read Zechariah 14: 4, 5; Luke 1:32; 1 Thessalonians 4:14; 2 Thessalonians 1:7-10; Jude 14, 15; Revelation 5:10; 19:11-21.

The New Testament makes no rigid rule concerning what the Christian shall eat or drink (with the exception of strong drink).

Thus, we have no right to judge what our brother eats or what he drinks.

The legal restrictions of Jewish law concerning these were not extended into the Grace Dispensation.

“For the kingdom of God is not meat and drink; but righteousness, and peace, and joy in the Holy Ghost” (Romans 14:17).

Read Romans 14:2, 3; 1 Corinthians 8:8; 1 Timothy 4:1-5.

The taking of an oath is a vain thing and condemned by the Scripture.

An affirmation to the truth of anything is sufficient.

Matthew 5:34, “But I say unto you, Swear not at all; neither by heaven; for it is God’s throne.” Also, the use of profanity is forbidden.

Read Exodus 20:7; James 5:12.
